Mid-Atlantic RE Market report for week ending 10-1-23: Median list price is flat from last week and remains at $399,900. List prices tend to fall through September, but this year is defying the norm. While many buyers are being priced out, low inventory is keeping prices strong. #realestate

Median list price in the Mid-Atlantic region for the week ending 8/27 was UP 2.7% from the same period in 2022. The market is slowing, but lack of inventory means prices are NOT falling overall. We just don't have enough homes to sell. (source: BRIGHTmls) #realestate #realestateagent #bemonumental

For 7 weeks, median 'days to contract' have held at 15 to 16 days. Last week it rose to 17 days. Longer time on the market in the fall is common; however, the market is likely to stay faster than recent years due to short supply. (source: BRIGHTmls) #realestate #realestateagent #bemonumental

There were 5,706 new contracts in the Mid-Atlantic the week ending August 27, up 2.8% from previous week... uncharacteristic trend for the end of August. Contracts are still down 19% from last year with limited supply and high mortgage rates limiting activity. (source: BRIGHTmls) #realestate

Listings in the Mid-Atlantic are down 6.7% from 2022 and 3.4% from last week, but the deficit is the smallest so far. At summer's end, listings are steadier than usual (new listings usually decline in August). Limited inventory continues to strain buyers. (source: BRIGHTmls) #realestate

According to the Mortgage Bankers Association's (MBA), demand for loans to buy homes moved higher last week. In fact, the MBA's seasonally adjusted Purchase Index was up 2% from the week before. The gains came despite rising mortgage rates. #realestate #realestateagent

After mortgage rates increased & buyer demand stalled last year, there was a point when the inventory of homes for sale began to rise. That was short-lived, though. According to Black Knight Financials' latest Mortgage Monitor, inventory has fallen in 95 % of major markets since Jan 1. #realestate

What most people don't understand is the MLS system was meant to make the market more accessible, accountable, and transparent. Lawsuits in progress would turn back that clock.

US homeownership rate hit its record high in the spring of 2004, at 69.2%, and its recent low in 2016 at 62.9%. According to the Census Bureau, the current rate is 66%. What is surprising is the demographic group showing the biggest recent gains: households making below the median U.S. family income

A new survey found 66% of young Americans go online to check the estimated value of homes belonging to their friends. Among them, 59% say they do it to measure their own income and worth. This leads to feelings of stress and concern among 79% of the people who do it. Don't torture yourself, people!

Houses under contract fell 11.7% to 6,854 from 7,758 units in June 2022. Fewer houses under contract reflects the lack of inventory, further reducing the number of homes sold in the state. New listings declined to 7,142 from 11,076 in June 2022. #realestateagent #bemonumental

#BidenDelivers 💙💙💙 I stand with POTUS #2024 !

They are coming for him and his family hard, almost every single day. But he quietly works for us, whether credit is given or not. He is not perfect, but he is a good human being that really cares about all of us, and has accomplished much.

Mid-Atlantic Real Estate Market: No price relief for buyers. List prices continue to rise as we head into summer, tracking above last year at this time. The scarcity of supply continues to put heat on competition for buyers, and it is likely this trend will not relent for some time. #realestate

May saw the lowest level of inventory of houses for sale in well over a decade. We simply don't have enough homes to sell. Buyers are becoming discouraged, and sellers don't want to give up their low mortgage rates for a new one. #realestate #realestateagent

According to Splitero CEO Michael Gifford there are five reasons the housing market will not crash:
1. Owners are reluctant to sell.
2. Credit is tight.
3. Mortgage delinquency is low.
4. Home equity is at an all time high.
5. The market is starved for inventory.
