Zoning: have you ever looked at how you region is zoned for housing? Asking you elected leaders to zone for multi family and mixed use allows for housing at a more affordable rate. “But what about the look of my neighborhood?”

Well affordable housing has gotten a lot better looking in the last few decades. Turns out when you mix in section eight with other income levels it tends to blend in with those rather than when it’s highly concentrated. We all deserve a roof over our heads that we can be proud to call home.

Lot transformation: ever walked by an empty lot or an abandoned building and thought “we should put a family there”. Me too! Turns out, the rules that are supposed to make our neighborhoods look nice can end up locking people out of housing and in turn have the opposite effect. Let’s change that!

Eliminating parking minimums: what? What does parking have to do with housing? Turns out, pretty fair amount. In most codes it’s required when a developer builds they have to set aside a certain amount of the land for parking. In some areas this exceeds the required green space area on a lot.

Thats why much of this country we see so much cement yet so few walkers/bikers. (But don’t let me get off topic). Because of parking minimums, land that could have been used for more units, goes to parking, or it drives up the price of units making the margins on affordable all the harder to hit.

LIHTC: 1st acronym of the tread! Low Income Housing Tax Credit. Could be a full tread alone and encourage anyone to look it up, particularly for your state and localities because each state has their own rules and each locality can differ greatly if they are going after these federal dollars.

The big thing about LIHTC is that it falls into two different credit buckets, one that gets used a lot but provides little support and one that is very limited but does a lot more to chip away at the housing crisis. Tell your rep to expand LIHTC and make sure your local gov is chasing those $$$$

Nonprofits: (shameless plug time) note that I held on non profits for a while. It’s because we need some systematic overhauls to make long lasting change. However, don’t let that limit you! There are a lot of nonprofits working to make a change for the better in this space.

You don’t have to donate to give back. Giving just a little bit of your time in the form of volunteer hours is labor that would have had to be paid for from donations or grants. Every time that happens those costs can be put towards housing. So support your local nonprofits!

Manufactured Housing: like mobile homes? Kind of, but you are probably thinking trailer parks. Technology has improved the ability to produce a much better looking home though. It’s also not as mobile as they once were, with a single move to the site often being it’s only time in travel.

Building a house on site is expensive. Building a house in a production line (or 3D printing 🤯) is cheaper. Removing stigma is key to its success and ties back to zoning, allowing them on lots that make sense. It’s not a solution for high density areas but has a lot of potential for less density.
